7/12 Extract (Satbara Utara)
An extract from the land register maintained by the revenue department of the government of Maharashtra. It provides information about the land, its survey number, area, ownership details, and any encumbrances or loans on the property.
Encumbrance Certificate
A document issued by the Sub-Registrar confirming that the property is free from any monetary or legal liabilities, such as an uncleared mortgage or pending loan.
Ferfar (Mutation Entry)
A document that records the transfer of ownership of a property from one person to another in the revenue records. It is a crucial document to establish a chain of title.
FSI (Floor Space Index)
Also known as FAR (Floor Area Ratio). It is the ratio of the total built-up area allowed on a plot to the total area of the plot. An FSI of 1.5 on a 1000 sq.ft plot means you can build up to 1500 sq.ft.
Guntha
A traditional unit of land measurement widely used in Maharashtra. 1 Guntha is equal to 1,089 square feet. 40 Gunthas make 1 Acre.
Gunthewari
The practice of illegally subdividing agricultural land into smaller plots (gunthas) and selling them without obtaining NA permission. These plots lack legal sanction, making them risky investments.
NA (Non-Agricultural) Land
Land that was originally agricultural but has been legally converted for residential, commercial, or industrial use after obtaining permission from the District Collector.
R-Zone (Residential Zone)
An area officially earmarked for residential development in the city's Development Plan (DP). Building homes in an R-Zone is completely legal once plans are sanctioned.
Sanad (NA Order)
The official certificate or order issued by the District Collector granting permission to use agricultural land for non-agricultural purposes. It lists the conditions and terms of the NA conversion.
Search Report / Title Search
A legal document prepared by an advocate after searching the land records at the Sub-Registrar's office for the past 30 years to verify that the property has a clear and marketable title.
