NA or Non-Agricultural land is land that has been officially approved by the government (District Collector) to be used for residential, commercial, or industrial purposes instead of farming. Buying an NA plot ensures you have the legal right to construct a building on it without facing demolition notices.
Q.How does Gunthewari differ from NA plots?
Gunthewari refers to the illegal subdivision of agricultural land into small plots (gunthas) without obtaining NA permission. While Gunthewari plots are cheaper, they are unauthorized. The government occasionally regularizes them under the Gunthewari Act, but buying them carries high legal and financial risk compared to a sanctioned NA plot.
Q.How do I read a 7/12 extract (Satbara Utara)?
The 7/12 extract is an official land record from the Maharashtra government. It shows the survey number, area of the land, name of the current owner(s), type of land (agricultural/NA), and any encumbrances (loans or disputes). Always check that the seller's name matches the owner's name on the 7/12 extract before paying a token amount.

Q.Does RERA apply to plots and farmland?
RERA (Real Estate Regulation and Development Act) applies to all commercial and residential real estate projects where the land is over 500 square meters or includes more than 8 apartments. Therefore, sanctioned NA plot layouts must be registered under MahaRERA. However, raw agricultural farmland is generally exempt from RERA.
